Landlords insurance - with rent guarantee - 12 months cover for just £131.00. Insurance is available with a "satisfactory" tenant check report. A satisfactory Silver, Gold or Platinum tenant check report is defined as:

  • No CCJs, Bankruptcy, or Insolvency identified within the last 6 years
  • There must be at least one address verification, either public entry on the Electoral Register or Financial Accounts (Gold and Platinum report options) linking a tenant to their address provided.
  • The overall risk rating score must be 200 or higher (most tenants score higher than 200)

    Whilst carrying out tenant referencing can go a long way to minimising the risk of a 'poor tenant' it is not a 100% guarantee, no referencing service can provide this. A key part of any landlord's strategy should be an appropriate level of insurance to cover against risks from non payment of rent through to damage to property and other costs that may arise from 'tenant nuisance'.
