Bronze Tenant Report - £8.95

This report provides checks the past history of a tenant to identify and financial issues that could affect their suitability to take on a tenancy agreement. Specifically the report will identify any:

 County Court Judgments (CCJs) for the last 6 years with financial values awarded, the date the award was made, and the court reference.

 Any details of Bankruptcy field against the tenant over the last 6 years.

 Any record of Insolvency filed over the last 6 years.

This report is ideally suited for letting agents or experienced landlords who have sufficient other referencing data and only need financial related information filed against the tenant in County Courts. Silver Tenant Report - £13.95

In addition to the Bronze report:

Electoral Roll evaluation

 Is the tenant confirmed on the public electoral register?

 How long the tenant was the tenant recorded in the register for the current address ?

 Details of any family or associates of the tenant found in the electoral register

Previous addresses

 Identification of any previous addresses for the tenant found in referencing databases

Overall tenant risk rating

 A risk score is provided for the tenant categorising them across a range from high risk to low risk. Note that where a tenant has little trace data in UK referencing databases, such as a recent immigrant into the UK, their risk score will tend to indicate a higher risk. This errs on the side of caution.

Gold Tenant Report - £18.95

In addition to the Sliver report:

Additional tenant identity analysis by cross-checking the tenant name and addresses with Insight databases (Insight is a data pool for credit companies; additional identify verification can be determined from this data).

A summary of any utility accounts, bank accounts or other lenders than link the tenant name to the current and previous addresses provided. Note that this will only summarise the type of accounts found and will not detail the actual utility, bank or other lender. This data is helpful to demonstrate that accounts with other companies have been approved for the tenant at the addresses provided.

The report also provides any alias names used by the tenant.

The number of credit searches performed by other agencies in the last 6 months for the individual. If there is high activity it may suggest cause for concern.

Any notifications of corrections to the individual’s credit history data.

Platinum Tenant Report - £29.95

In addition to the Gold report:

Additional checks against the tenant's previous address listing details found in the public electoral register and any account information found from Insight linking the tenant to the previous address.

Enhanced tenant risk score evaluation from analysis of the previous address in addition to the current address – the Bronze, Silver and Gold reports only use the tenant’s current address. Using both addresses increases the search span to help identify whether any adverse data exists and thus improves the accuracy of the risk score provided.

Employer name and telephone number. This is a basic check that searches referencing databases to identify that company name and telephone number are matched. For example we sometimes find that a prospective tenant gets a friend to use their private number to 'act as the employer'.

Verbal reference check with the current landlord or letting agent. Please note that some letting agents will only provide written references direct to the landlord, in these cases we will advise in the report.

Locate Report - £27.95

The locate report enables you to identify new addresses for an individual to assist with the tracing of a debtor under a consumer credit agreement or other requirement as identified in Schedule 2 of the Data Protection Act 1998.

The locate report will return details of the current addresses found for an individual. The addresses returned are determined by investigating the many databases used within the credit referencing industry to find links with a given person - most people will have some type of record such as a mobile phone or bank account that links them to an address. Whilst we often trace individuals when given only their name and last know address it sometimes helps if the date of birth can be provided (if known).
