Bronze Tenant Check (or Guarantor) Report: £8.00 + £1.40 VAT

This report checks the past history of a tenant (or guarantor) to identify any financial issues that could affect their suitability to take on a tenancy agreement.

As some tenants move frequently it my take time for court enforced debts such as CCJs to link to their most recent address, this may result in CCJ and bankruptcy data not being found at the tenant's current address provided. To overcome this issue our reports include a linked address search whenever insufficient address history is found, this technique means it is very unlikely we will miss any adverse history.

  •  County Court Judgments (CCJs) for the last 6 years with financial values awarded, the date the award was made and the court reference.
  •  Any details of Bankruptcy filed against the tenant over the last 6 years.
  •  Any record of Insolvency filed over the last 6 years.



    • The Bronze report does not provide any identity verifications. If you are purchasing this report it is essential that you have obtained documents verifying the tenant's name and address that you will be providing to us.

    Silver Tenant Check (or Guarantor) Report: £13 + £2.28 VAT

    In addition to the Bronze report:

    Electoral Roll evaluation

  •  Is the tenant confirmed on the public electoral register?
  •  How long was the tenant recorded in the register at the current address ?
  •  Details of any family or associates of the tenant found in the electoral register at the current address

    • Previous addresses
  •  Identification of any previous addresses for the tenant found in referencing databases

    • Overall tenant risk rating
  •  A risk score is provided for the tenant categorising them across a range from high risk to low risk with an indication as to probability of the tenant defaulting.

    Gold Tenant Check (or Guarantor) Report: £18 + £3.15 VAT

    The Gold tenant screening report provides additional tenant analysis by cross-checking the tenant name and address with Insight financial databases. There are two benefits of this data analysis; one is additional verifications of tenant identity, the other is an assessment of "financial stress" e.g. where a tenant has an excessive number of financial accounts.

    In addition to the Silver tenant report the Gold report will provide:

  • A summary of any financial accounts (such as bank, utility, mail order, financial services lenders) that link the tenant to the address provided. Note that this will only summarise the type of accounts found and will not detail the actual company/lender.
  • Identification of any alias names used by the tenant.
  • The number of credit searches performed by other agencies in the last 6 months for the individual. If there is high activity it may suggest cause for concern.

    If you are purchasing rent guarantee insurance we recommend this report option (or Platinum) as there are two different forms of address verification ... Electoral Register and Insight.


    Reports ordered before 12 mid day are returned the same day by email (Monday to Friday, excluding public holidays).

    Platinum Tenant Check (or Guarantor) Report: £28 + £4.90 VAT

    In addition to the Gold report:

  • Additional checks against the tenant's previous address listing details found in the public electoral register and any account information found from Insight linking the tenant to the previous address.


  • Employer name and telephone number. This is a basic check that searches referencing databases to identify that company name and telephone number are matched. For example we sometimes find that a prospective tenant gets a friend to use their private number to 'act as the employer'


  • Verbal reference check with the current landlord or letting agent. Please note that some letting agents will not provide references, in these cases we will advise in the report.
